Scout’s market commentary on October 2025

1. For the twelve months ending October 2025, the Gunnison County real estate market consisted of 578 transactions and $570 million in dollar volume, with both stats growing by 9% and 18%, respectively over the totals registered in the prior twelve months.

2. Crested Butte residential and land markets account for approximately 49% of the total County-wide transactions and 68% of the total dollar volume.

3. Median sold prices, gross and per-square-foot, for Crested Butte residential are on the rise for the month and for the last 12 months.  However, the months supply of Crested Butte residential (active inventory divided by average monthly sales) greatly favors sellers, which will pressure prices over time.

4. Days on market and sold-to-list have been fairly constant for the month and the past twelve months.

5. Crested Butte land transactions and dollar volume are still increasing for the month and for the last twelve months.

6. Sold-to-list price ratios for the month and the last twelve months are slipping, which gives rise to the possible softening of median sold prices for Crested Butte land properties. Also, the huge inventory overhang measured by months supply could contribute to price reductions, which could shorten the days on market.

7. The Gunnison residential and land markets account for approximately 34% of the total County-wide transactions and 20% of the total dollar volume.

8. Even though Gunnison residential transactions and dollar volume fell in the month of October 2025 (compared to October 2024), like Crested Butte, these two key metrics rose 20% for the twelve months ending October 2025.

9. Gunnison residential median sold prices, gross and per-square-foot, are still rising for the twelve months ending October 2025 compared to the prior year while months supply for the month and for twelve months are falling.

10. Similarly, Gunnison land transactions, dollar volume and median prices are also increasing while months supply is shrinking.  However, days on market is moving in the opposite direction.
